INTRODUTION: The best way to learn what are covered is by reading the declarations page of your Homeowner Insurance policy. Below is guideline to a typical home policy.
ITEMS COVERED UNDER A TYPICAL HOMEOWNER POLICY:
1.) Your building and any detached structure on the premises.
2.) Most furniture, appliances, electronics and tools.
3.) Liability and medical expenses for injuries and property damage for which you are responsible, up to your policy limits.
4.) Limited living expenses if you are forced to vacate your home because of a loss.
WHAT MAY NOT BE COVERED:
1.) The replacement cost of your home and personal property, vs its actual cash value.
2.) Jewelry, firearms, collectibles and other expensive items in excess of certain limits( typically $1,000 to $2,500).
3.) Business equipment, including computers used for work, in excess of certain limits, typically $2,500.
Sewer or drain backups.
4.) Liability coverage for pools, trampolines and other high-risk items.
5.) Mold.
WHAT ARE NOT COVERED:
1.) Cracks or settling in the foundation.
2.) Neglect, wear and tear or intentional damage.
3.) Flood or earthquake damage. Coverage for either is available separately.
4.) Landslide or other earth movement.
5.) War or nuclear explosion.
6.) Pest damage.

8.) Upgrades to plumbing, heating and electrical systems.
9.) Earthquake retrofitting.
10.) Wind-resistant shutters.
